What stands out about the Sherwood floor plan?
The Sherwood is designed for buyers who want separation between the primary suite and the secondary bedrooms without giving up flexible common space.
A main-level primary suite
The primary bedroom is on the first floor and includes a large closet. The primary bathroom is designed with double vanities and a separate shower. This layout may appeal to buyers who prefer not to have every bedroom upstairs.
A real flex space near the foyer
The flex room just off the two-story foyer can function as an office, homework area, formal sitting room or hobby space. It is useful square footage because it can change with the household instead of being locked into one purpose.
An open kitchen that includes the practical items
The kitchen has a large island, generous counter space and a walk-in pantry. The current package includes the refrigerator rather than leaving it as an immediate after-closing purchase. The washer, dryer and window blinds are also included.
An upstairs loft with three secondary bedrooms
The three upstairs bedrooms are arranged around a loft. That gives the second floor its own common area for games, television, studying or guests while keeping the main living room from having to do everything.
What is River Ridge in Clarksville, TN?
River Ridge is a Meritage Homes new-construction community off the Memorial Drive area of Clarksville. The builder's sales office is listed at 2340 Woodmeadow Drive, and the community offers single-family floor plans with open layouts. Meritage lists a clubhouse and swimming pool as the neighborhood amenities.
One small but meaningful difference is the move-in-ready package. According to the official River Ridge community page, homes include a fully sodded yard, refrigerator, washer and dryer, and blinds throughout. Those items do not make the mortgage payment disappear, unfortunately, but they can shorten the shopping list after closing.
How much are homes in River Ridge?
The July 17, 2026 Realtracs snapshot provided for this article showed 13 active River Ridge homes priced from $388,870 to $447,010. The active homes ranged from approximately 1,834 to 2,768 square feet and had 4 bedrooms. The available bathroom counts ranged from 2 to 3.5.
That snapshot is useful for understanding the neighborhood's current range, but it is not permanent. Builder inventory can change quickly as homes go under contract, new homes are released, prices change or incentives are revised.
| River Ridge inventory snapshot | July 17, 2026 |
|---|---|
| Active homes | 13 |
| Price range | 388, 870−447,010 |
| Approximate size range | 1,834-2,768 square feet |
| Bedrooms in the active homes | 4 |
| Bathroom range | 2-3.5 |
The community's published floor-plan menu is broader than the homes that happen to be active on one day. Meritage currently displays these River Ridge plans:
| Floor plan | Approximate size | Bedrooms | Bathrooms |
|---|---|---|---|
| Newport | 1,834 sq. ft. | 4 | 2 |
| Rockwell | 2,135 sq. ft. | 4 | 3 |
| Manchester | 2,448 sq. ft. | 4 | 3.5 |
| Dakota | 2,479 sq. ft. | 4 | 2.5 |
| Sherwood | 2,768 sq. ft. | 4 | 3.5 |
| Johnson | 2,994 sq. ft. | 5 | 4 |
Not every plan will be available at the same time. If you tell me the size, bedroom arrangement and budget you need, I can compare the current River Ridge inventory instead of making you open twelve nearly identical browser tabs.

What is the area around River Ridge like?
River Ridge is reached through the Memorial Drive and Woodmeadow Drive area. The published directions connect the neighborhood to TN-76/M.L.K. Jr. Parkway and I-24 Exit 11. That can be useful for buyers who need access to other parts of Clarksville or the interstate, but it is still smart to test the drive during the hours you will actually travel. A quiet Sunday drive is not a reliable Monday-morning commute study.
Outdoor recreation in the 37043 area
Dunbar Cave State Park is at 401 Old Dunbar Cave Road in Clarksville. Tennessee State Parks describes the site as a 110-acre park centered on one of Montgomery County's largest caves. The park offers hiking, and cave tours are offered seasonally.
Rotary Park, near the Sango community, is a 111.3-acre Montgomery County nature park. The county lists more than six miles of hiking and biking trails, a natural creek, the Wade Bourne Nature Center, a nature-adventure play area and an ADA-accessible playground.
These are good examples of nearby public recreation, but buyers should map the route from the home and confirm current hours, rules and programming directly with the park.
Schools and school-zone verification
The current listing and Meritage community page identify Barksdale Elementary, Rossview Middle and Rossview High as the nearby schools. School assignments can change as Clarksville and Montgomery County grow.
Before buying based on a school assignment, enter the exact address into the CMCSS address-specific bus and zoning tool. CMCSS also publishes current elementary, middle and high school zone maps. A subdivision name, ZIP code or third-party real-estate website is not a substitute for address-specific confirmation from the school system.
A practical note about the Red River and flood information
The River Ridge community map shows the Red River along the northern side of the development. That does not establish the flood designation of 802 Bird Bluff Way or any other individual homesite.
Buyers should check the exact property through the FEMA Flood Map Service Center, review the subdivision plat and drainage information, and ask their lender and insurance professional how parcel-specific flood information could affect the purchase. The City of Clarksville's flooding information page also directs residents to FEMA's address search and the local floodplain administrator.
What makes a Meritage home different?
Meritage markets energy efficiency as a standard whole-home system rather than a single appliance or upgrade. For 802 Bird Bluff Way, the published feature list includes spray-foam insulation in the attic, sealed insulated ducts, low-E windows, LED lighting, a multispeed HVAC system, MERV 13 filtration, mechanical fresh-air management, ENERGY STAR appliances and low-to-zero-VOC materials.
That list sounds impressive, but buyers should translate it into documents and questions:
- What is the HERS Index score for this specific home?
- Has the home completed all required third-party testing and verification?
- Which ENERGY STAR or Indoor AirPlus labels and certificates will transfer at closing?
- What equipment models, warranties and maintenance requirements apply?
- What utility-cost estimate, if any, is based on this home rather than a companywide example?
Meritage explains that it uses the HERS Index to measure home energy performance. According to RESNET's HERS guidance, a lower HERS score indicates a more energy-efficient home. Ask for the actual score rather than assuming every home performs identically.
The federal ENERGY STAR homeowner guide explains that certified homes use a combination of insulation, high-performance windows, air sealing, efficient heating and cooling, and independent inspections and testing. ENERGY STAR states that certified new homes are at least 10% more efficient than homes built to minimum code, with average improvement around 20%.
The published package for 802 Bird Bluff Way also references Indoor AirPlus qualification. The U.S. Environmental Protection Agency says Indoor AirPlus homes build on ENERGY STAR requirements with additional measures involving moisture, radon, pests, filtration, ventilation, combustion safety and lower-emission materials. Final qualification requires inspection and third-party verification, so ask to see the home-specific label or certificate.
What warranties and timing should buyers ask about?
The current move-in-ready package identifies 1-year, 2-year and 10-year builder warranties. The exact coverage, exclusions, claim procedures and responsible parties matter more than the number printed on a brochure. Read the actual warranty documents before closing and keep the required maintenance records.
Meritage's page for 802 Bird Bluff Way also advertises its Closing-Ready Guarantee, stating that the home is ready to close in 60 days or less and that up to $5,000 of delay-related expenses may be reimbursed if it is not. Terms and conditions apply. Buyers should review the written guarantee, covered expenses, deadlines and exclusions instead of treating the headline as unconditional.
Seller concessions are offered on the current MLS listing. The amount and form of any builder incentive can depend on the home, contract date, financing, lender, title company and buyer eligibility. Compare the entire proposal—not just the largest number in the advertisement.
Do you need your own real estate agent when buying from Meritage Homes?
Meritage itself says it encourages buyers to have agent representation. Its Agent Advantage guide describes an agent as an independent adviser who can help buyers compare properties, understand contracts and contingencies, coordinate the process and advocate from the first visit through closing.
For a new-construction purchase, I help buyers examine questions such as:
- How this home compares with the other River Ridge inventory
- Whether the price and incentive package are competitive
- What is included and what will cost extra after closing
- Builder-contract deadlines and deposit terms
- Financing and appraisal considerations
- Independent inspections for a completed home
- Warranty coverage and the final walk-through process
- School, flood, HOA and resale questions that need separate verification
The builder's onsite team knows its homes and sales process. Your agent's job is different: helping you evaluate the purchase from your side of the table.
Builder registration policies vary. If you want representation, contact your agent before your first visit and ask whether the agent must accompany or register you. It is much easier to clarify representation before entering a sales office than after deciding you want help.

Is 802 Bird Bluff Way the right River Ridge home for you?
This home may deserve a closer look if you want:
- A move-in-ready 2026 home rather than waiting through construction
- Four bedrooms with the primary suite on the main level
- A home office or flexible room near the foyer
- An upstairs loft for additional living space
- A refrigerator, washer, dryer and blinds already included
- Smart-home and energy-efficiency features
- A neighborhood pool and clubhouse
- A 37043 location with access to Memorial Drive and the Exit 11 corridor
It may be a weaker fit if you want a one-story layout, a large lot, no HOA or a price below River Ridge's current range. Those are not minor details to negotiate with yourself after moving in. They are reasons to compare this home with other Clarksville new construction before signing.
